How Adani Entered Noida Real Estate: The Jaypee Connection

Over the years, Jaypee has been a popular name in the NCR real estate industry. It has established several projects in Noida, Greater Noida and along the Yamuna Expressway. But it went into insolvency. Hence, Adani and Suraksha took over the subgroups Jaiprakash Associates Limited and Jaypee Infratech Limited, respectively.

Adani entered the movie when it was already a hit. In simple language, it took over Jaiprakash Associates Limited when Jaypee had already become not only a familiar name but also a company with a strong hold in the market. So Adani didn't have to start from scratch.

How Did Adani Take Over Jaiprakash Associates Limited?

The insolvency process began on 3 June 2024.

Adani Enterprises Limited later submitted its resolution plan, which received 93.81% support from the Committee of Creditors. It was approved by the NCLT on 17 March 2026.

The approved plan value was stated at ₹15,343.40 crore.

Vedanta also challenged the order, but the NCLAT dismissed both appeals on 4 May 2026.

Then came the important implementation date — on 21 May 2026, Adani Enterprises confirmed that the approved resolution plan had become effective. Talking about the portfolio of Jaypee projects, these projects already have years of history behind them.

Some of the projects are delivered and occupied. Some are active in resale. Others still have pending work, registry, or project-level matters to deal with.

What Was Jaiprakash Associates Limited’s Role in the Jaypee Group?

Jaiprakash Associates Limited (JAL) was one of the main companies behind the wider Jaypee Group. Apart from real estate, the group had a wider field of work across engineering, construction, infrastructure, cement, power, hydropower and hospitality businesses.

Talking specifically about the real estate business, Jaiprakash Associates Ltd. created a large presence across Jaypee Wish Town Noida, Jaypee Greens Greater Noida and the Yamuna Expressway region.

So when Adani took over the company, it did not just get a firm with a few apartment towers. It got a complete real estate base with townships, delivered homes, independent residences, plots and commercial assets. So yes, the ownership has changed. The properties themselves are not starting from zero.

JAL vs JIL: Two Different Companies Under the Jaypee Name

Jaiprakash Associates Limited and Jaypee Infratech Limited were both part of the wider Jaypee setup.

But they were separate companies, and both had real estate in Noida.

Jaiprakash Associates Limited is now under Adani Group, while Jaypee Infratech Limited came under Suraksha-led control.

Simple sa rule hai — Jaypee naam same ho sakta hai, but the company behind the property may be different.

That is why not every Jaypee project is now with Adani.

Inside Jaypee Wish Town

Jaypee Wish Town spans around 1,063 acres and includes real estate originally associated with both companies.

The Jaiprakash Associates Limited JAL portfolio is concentrated largely around Sector 128, while other parts of Wish Town include projects that belonged to Jaypee Infratech Ltd.

So if you are looking at a property in Wish Town, the township name alone does not tell you whether it is now under Adani or Suraksha.

Where Is the Adani-Jaypee Real Estate Portfolio?

For NCR real estate, the Adani Group takeover of Jaiprakash Associates Limited mainly brings three areas into focus:

  • Sector 128, Noida
  • Jaypee Greens Greater Noida
  • Jaypee Sports City and the Yamuna Expressway belt

Sector 128 includes apartments, larger residences, townhomes, villas and commercial spaces.

Greater Noida adds an established golf-centric township with different residential formats.

The Yamuna Expressway side adds plotted and residential assets connected with Jaypee Sports City.

A Large Part of the Portfolio Was Already Delivered

When we say insolvency, it can give a fishy vibe, which may make you feel skeptical about the developer as well as the projects.

It may sound as if everything connected with the company was stalled. But that is not the scenario here. Let’s get the facts straight —

By 31 March 2025, Jaiprakash Associates Limited had reported possession offered for 8,104 units across its real estate division.

Within Jaypee Wish Town Noida, possession had been offered for around 3,440 apartments and commercial shops, along with another 420 independent units, including town homes and residential plots.

So, different Jaypee projects now under Adani are at very different stages in terms of occupancy, resale, construction, registry, approvals, documentation, or legal matters that need to be checked separately.

So, a single status is not applicable to all the projects.

Greater Noida Is Already an Established Township

Jaypee Greens Greater Noida was another major real estate asset of Jaiprakash Associates Limited even before the takeover.

The township is spread across around 452 acres and is built around an 18-hole golf course. It includes apartments, larger residences and low-density housing within the same development.

By 31 March 2025, possession had been offered for around 1,825 units here.

This makes Greater Noida an important part of the overall portfolio, especially because a large share of the development is already delivered and occupied, with resale activity also in place.

The Resolution Plan Also Brings Fresh Funding

Adani’s resolution plan includes a commitment to infuse up to ₹800 crore into Jaiprakash Associates Limited within 180 days of the plan approval date.

That money is intended for working capital, capital expenditure and other operational improvements.

For someone who is genuinely planning to invest their hard-earned money in a good house, the investment involves a humongous amount. So, only a name like Adani would not be enough. But it definitely adds some trust and value.

What is more important, however, is that an actual funding commitment is built into the plan.

This does not mean every pending issue will be resolved immediately.

But the approved plan does more than simply change the company’s ownership.

It includes funding for operations and project-related work, along with a system to review progress regularly. So there is now a clearer framework for how pending matters can be taken forward.

What Does the Plan Say About Pending Home Deliveries?

The approved Adani resolution plan also addresses homebuyers who are still waiting for their properties in Jaypee Wish Town Noida and Jaypee Greens Greater Noida.

Eligible homebuyers have been given the option of either taking delivery of their property or choosing the exit option provided under the plan.

For buyers choosing delivery, the plan provides a timeline of up to two years for group-housing projects and 15 months for plotted developments.

But this timeline does not start from the date Adani took over Jaiprakash Associates Limited.

Instead, each project has a separate starting point called the “Zero Date”. Think of it simply as the date from which the delivery timeline for that particular project begins. This date depends on project-specific requirements such as necessary approvals and other conditions mentioned in the resolution plan.

So there is no single delivery deadline for every pending Jaypee property. The completion timeline has to be calculated separately for each project from its applicable Zero Date.

There Is Also a Formal Progress-Monitoring Mechanism

Let us now talk about the Real Estate Committee, which is an important part of the approved plan.

This Committee comprises representatives of the homebuyer/class financial creditors and two representatives of the resolution applicant.

The company is required to provide quarterly reports on the progress of the real estate projects, and the committee is expected to meet at least once every quarter to review that progress.

This process adds a sense of security and safety for homebuyers, as it provides them with a formal progress-review mechanism after the takeover.

It does not mean the committee runs the company — management still takes the final decisions — but it does create a structured way to review project progress.

What About Adani Realty’s Existing NCR Projects?

Adani already has its own real estate business through Adani Realty.

But Adani Realty’s current official Delhi-NCR portfolio is centred on Gurugram. Its website currently lists 20 projects in Gurugram and does not show a separate Noida residential launch.

So when people search for Adani projects in Noida, it is mainly about the takeover of Jaiprakash Associates Limited and its existing Jaypee portfolio rather than a completely separate new Adani Realty township.

What Does the Adani Takeover Change for an Owner?

For existing owners, they are less concerned about ownership and more concerned about the status of the project they have invested in. Their concerns are valid regarding pending work, construction, registry and handover matters.

And in an already delivered property, maintenance, administration and communication may matter more.

For a new buyer, the focus should stay on the property itself — status, possession, registry, approvals and current inventory.
