The choice is spread across several locations as well. Sector 128 has one of the widest concentrations, while Sectors 129, 131 and 150 add more options. Penthouses also appear in established developments in sectors such as 44, 93A and 107.

So instead of comparing properties simply because they carry the same penthouse label, it makes more sense to look at size, layout, location, possession status and what the individual unit actually offers.

Where Does Noida Offer the Most Penthouse Choice?

Sector 128 is difficult to ignore during a penthouse search because several projects here offer large upper-floor residences, but they are far from identical.

The size difference alone is significant.

The table shows why size alone cannot define this market. Someone considering a Pavilion Court penthouse is not necessarily looking for the same type of home as someone considering Mahagun Manorialle, even though both searches begin with the word “penthouse.”

Sector 128 Ranges From Compact Penthouses to Very Large Homes

At the larger end, Mahagun Manorialle has 5 BHK penthouse configurations of approximately 10,000, 12,000 and 12,700 sq ft, with another layout extending to around 20,000 sq ft.

At Kalypso Court, the listed penthouse configuration is a much larger 4 BHK of approximately 6,500 sq ft. The project also has golf-facing residences, so the actual tower and view can make a substantial difference when two units are compared.

Not every penthouse in Sector 128 Noida is this large, though.

Pavilion Court brings the size down to approximately 3,100 sq ft for a 3 BHK penthouse and around 4,200 sq ft for a 4 BHK. Pavilion Heights also has larger penthouse layouts in the 4,000–5,000 sq ft range.

This variety is probably Sector 128's biggest advantage for a penthouse buyer. You can compare different sizes, layouts and project ages without changing the broader location.

Wish Town Adds More Options Beyond Sector 128

The penthouse choice within Wish Town continues into Sectors 129 and 131.

At Krescent Homes in Sector 129, the range starts at approximately 2,490 sq ft for a 3 BHK penthouse and moves through 4, 5 and 6 BHK formats, reaching around 4,650 sq ft.

That is quite different from a project where the smallest penthouse itself may be 5,000 or 6,000 sq ft.

Krescent Homes is under construction, with the stated possession date of October 2027. This changes the buying decision as well. Instead of inspecting a finished top-floor home, the buyer is evaluating the layout, specifications and completion position.

The same sector also has Kasa Isles, where Jaypee Greens Properties identifies 4 and 5 BHK penthouses. A current 5 BHK penthouse listing measures around 3,540 sq ft.

Move into Sector 131 and the choices change again.

Kensington Boulevard Apartments has ready-to-move penthouses ranging from approximately 3,235 sq ft to 4,660 sq ft across larger 4 and 5 BHK formats.

The Orchards offers larger penthouse configurations of approximately 3,770 and 4,285 sq ft. The project also has golf-oriented positioning within Wish Town.

For someone specifically researching a penthouse in Wish Town Noida, this means the search does not need to stay within one sector or one size bracket.

Sector 150 Brings a Different Penthouse Format

Sector 150 is useful to compare because the emphasis starts shifting towards newer large-format and duplex residences.

Prateek Canary is a clear example. Its penthouse is a 6,100 sq ft duplex, with the developer's documentation separating approximately 3,751.64 sq ft of carpet area and 1,130.85 sq ft of balcony area from the overall sale area.

That breakdown matters.

A headline size of 6,100 sq ft may sound straightforward, but it does not tell you how much space is actually inside the home. Two penthouses with similar total areas can feel completely different once you compare carpet area, balconies, terraces, and circulation spaces.

Lotus 300 in Sector 107 represents the larger end of the resale and rental market, with penthouse inventory around the 8,000 sq ft range. ATS Greens Village in Sector 93A adds another ready-to-move option in an established residential location.

These projects may not offer the same concentration of penthouses as Sector 128, but they widen the search for buyers who are more flexible about location.

Does a Larger Penthouse Automatically Mean a Better Home?

With a ready-to-move penthouse in Noida, you can inspect the exact view rather than imagining it from a plan.

You can also see how much direct sunlight enters the home, how the terrace has aged, whether waterproofing appears satisfactory, how long the lift journey takes and whether the top-floor location genuinely feels private.

Delivered projects such as Imperial Court, Knights Court, Kalypso Court, Pavilion Court and Kensington Boulevard offer this advantage within Wish Town. Outside Jaypee, established projects such as ATS Greens Village in Sector 93A, Lotus 300 in Sector 107 and Assotech Celeste Towers in Sector 44 also bring ready or resale penthouse options into the comparison.

An under-construction penthouse requires a different approach. Here, more attention needs to go towards the sanctioned layout, carpet and balcony areas, specifications, construction progress and stated possession schedule.

Krescent Homes is one such example within Wish Town, while projects such as Prateek Canary in Sector 150 and Max Estate 128 represent newer penthouse or sky-residence formats elsewhere in Noida.

Once you have narrowed the search to a few projects, stop comparing project names and start comparing individual properties.

For a resale penthouse in Noida, check the approved layout and confirm that any terrace, enclosed space or upper-floor alteration being shown is legally part of the property or permitted for use.

Waterproofing deserves particular attention. A beautiful top-floor home can become difficult to maintain if terrace or roof-level water ingress has not been handled properly.

Assess the actual view rather than assume it. Golf-facing, river-facing or open-view descriptions may apply only to particular towers and orientations within a project.
